Services › Performance Websites

Your property deserves a website as good as the neighborhood.

Most apartment communities don't have a real website. They have an ILS listing and maybe a template page that looks like every other property in the portfolio. We build high-performance property websites that rank on Google, get indexed by AI assistants, and give every available unit its own page with photos, pricing, and specials.

What makes a performance website different

An ILS listing puts your property on someone else's platform, next to your competitors, with limited control over presentation and zero SEO equity for you. A template website gives you a presence but does nothing to differentiate your community or rank for the searches that matter.

A performance website is something else entirely. It's a site built specifically for your property—designed to convert prospects, rank in search engines, and be discoverable by the AI assistants that are increasingly how people find apartments.

See it live. Hillcrest Place Apartments in San Diego is built on this platform—individual unit pages, neighborhood content, audience-specific pages, AI indexing, and a 5-star resident experience.

What changes for your leasing operation

Before
After
A prospect finds your ILS listing, sees the same three photos as every other property, and calls to ask basic questions about pricing and availability.
They find your property website, explore the specific unit they're interested in, see photos and pricing, check the neighborhood map, and schedule a tour—already sold before they arrive.
Someone asks ChatGPT "what are good apartments near [hospital/campus/base]?" Your property doesn't appear because AI can't read your ILS listing or template site.
Your property appears with accurate pricing, availability, and the specific landing page for that audience—because the site was built for AI discovery from day one.
You pay per-lead fees to ILS platforms and have no idea which leads are real. Your "web presence" is a page you don't control on someone else's domain.
You own the site, the SEO equity, and the analytics. Over time, your organic traffic grows and your dependence on paid listing platforms decreases.

How it connects to your operation

A property website isn't just marketing. It's operational infrastructure.

When a prospect can self-serve accurate information—pricing, availability, floor plans, neighborhood details, application instructions—your leasing team spends less time answering the same questions and more time on tours and closings. When unit availability updates flow to the website, your team isn't fielding calls about apartments that were leased last week.

If you manage multiple properties, we build PMC-level websites that integrate with your property sites—featuring available units across your portfolio, cross-linking between properties and the management company, and creating a consistent brand experience. The cross-linking adds SEO value to both the property and the PMC site.

And if you're building toward AI-enabled operations, a well-structured property website is foundational. The same structured content that makes your site discoverable by AI search also feeds into internal knowledge systems—your team can reference accurate, current property information because it's documented in one place.

$4,995 setup + $195/mo

For communities under 100 units

Setup includes: discovery and assessment, site design and development, individual unit page creation, photo optimization, neighborhood content and interactive mapping, audience-specific landing pages, admin panel configuration, SEO configuration, AI indexing (llms.txt, structured data, semantic markup), performance optimization, hosting setup, and launch support.

Monthly includes: hosting, security, performance analysis, SEO monitoring, rich content updates, AI index maintenance, and technical upkeep. Your team manages day-to-day updates (pricing, availability, specials) through a built-in admin panel.

Financing available: $695/mo on a 12-month contract (covers setup and ongoing management), then $195/mo after the contract term.

Larger communities are scoped based on unit count, amenity complexity, and content requirements. More units means more backend setup—but the architecture scales cleanly.

Additional customization beyond the base website—custom integrations, advanced interactive features, or portfolio-level configurations—can be quoted separately.

How we build it

Every engagement follows the same Assess → Build → Sustain framework we use across all our services.

Assess

We start with a discovery and assessment phase to learn about your community—its character, its competitive advantages, and the audiences most likely to rent from you. We audit your current web presence, review your ILS performance and Google Business profile, assess your competitive landscape, and identify the search queries and audience segments that should drive your content strategy. This gives us the blueprint for a site built around your property, not a template.

Build

We request your assets—photos, floor plans, pricing, property information, and any existing marketing materials—and get to work. From asset handoff to a live website is 21 days. No templates, no page builders, no WordPress themes. Clean HTML, optimized CSS, fast-loading images, self-hosted fonts, structured data on every page. Individual unit pages with photos and pricing. Audience-specific landing pages. Neighborhood content with interactive maps. AI indexing configured from day one. We handle everything—you review and approve.

Sustain

After launch, your team manages the day-to-day through a built-in admin panel—updating availability, adjusting pricing, adding move-in specials, and editing property descriptions without waiting on anyone. We handle the rest: ongoing performance analysis, SEO monitoring, rich content updates (neighborhood pages, audience-specific landing pages, seasonal refreshes), AI index maintenance, and the technical upkeep that keeps the site fast, secure, and visible. This ongoing management is what separates a leasing tool from a digital brochure.

Common questions

How long does it take to get a live website?

21 days from the time we receive your assets (photos, floor plans, pricing, property information). Before that, we run a discovery and assessment to understand your community and its target audiences—that typically takes a few days. Most properties go from first conversation to live site in under a month.

What do I need to provide?

Photos of the property and units (we optimize them for web), floor plans or unit layouts, current pricing and availability, property features and amenities, and any existing marketing materials. We handle everything else—design, development, content writing, neighborhood research, SEO configuration, and AI indexing. If your photography needs improvement, we can coordinate professional photography or virtual staging as part of the engagement.

Is financing available?

Yes. Instead of the $4,995 setup fee, you can finance at $695/mo on a 12-month contract. That covers the full build plus ongoing hosting and management. After the contract term, the monthly fee drops to $195/mo—the same as the standard ongoing rate.

What does the monthly fee cover?

Hosting, security, performance analysis, SEO monitoring, rich content updates (neighborhood pages, audience-specific content, seasonal refreshes), AI index maintenance, and technical upkeep. Your team handles day-to-day updates—pricing, availability, specials—through the admin panel. We handle the strategic and technical work that keeps the site performing.

What does "AI-indexed" mean?

AI assistants like ChatGPT, Claude, and Perplexity are increasingly how people search for apartments. We structure your site so these systems can read, understand, and recommend your property—with accurate pricing, availability, and neighborhood context. When someone asks an AI "what are good apartments near [hospital/campus/base]?"—your property can show up. Most property websites are invisible to AI search. Yours won't be.

Do I need to cancel my ILS listings?

No. Your ILS listings (Apartments.com, Zillow, etc.) continue as-is. The property website gives you a channel you own—one that builds SEO equity over time, converts at higher rates because prospects get real information instead of a listing page, and doesn't charge you per lead. Over time, many properties find they can reduce ILS spend as organic traffic grows.

Can you build a website for our management company too?

Yes. We build PMC-level websites that integrate with your property sites—featuring available units across your portfolio, cross-linking between properties and the management company for SEO, and a consistent brand experience. The PMC site and property sites reinforce each other.

Can I update pricing and availability myself?

Yes. Every site includes an admin panel where your team can update unit availability, adjust pricing, add move-in specials, and edit property descriptions—no technical skills, no waiting on a vendor. You handle the day-to-day; we handle performance analysis, rich content, and technical maintenance.

What if I need something custom?

The base website covers individual unit pages, audience-specific landing pages, neighborhood content, SEO, AI indexing, and ongoing management. Additional customization—custom integrations, advanced interactive features, 3D tours, or portfolio-level configurations—can be quoted for a separate fee.

Do you only work with properties in San Diego?

No. We build property websites nationwide. The neighborhood content, audience-specific pages, and local SEO strategy are customized to each property's market—wherever that is.

Let's talk about your property's web presence.

The discovery call is 20–30 minutes. We'll ask about your property, your current web presence, and what you're trying to accomplish. If a performance website makes sense, we'll scope it. If it doesn't—or if there's a simpler solution—we'll tell you that too.
